TOP TIPS FOR BUSINESS SUCCESS

Yes, you have probably heard it all before ? how important it is to work on your business and not simply in your business. However, it can't hurt to remind ourselves of the simple steps we can take to help maintain and refine our business strategies to weather a tough economic climate and to position your business for the inevitable upturn.

Be proactive. A recessionary climate demands a proactive, rather than reactive, approach to marketing and advertising. Now is the time to reinforce your market positioning and be heard. By continuing to advertise during a tough climate shows your customers how resilient your brand truly is ? and your brand is likely to come out on top when the economic climate picks up.

Have you thought of building a social networking platform into your existing marketing plan? Does your brand or company have plenty of fresh content on YouTube, Facebook and/or Twitter? Investigate search engine marketing strategies such as ad word campaigns - and make your brand stand out from the rest!
Dynamic web advertising should also be considerded.

Take a closer look at your existing website. Did you put it up and forget about it? How long has it been since you reviewed your pricing strategy, added content to the News section or uploaded recent articles about your business milestones? If you haven't, Google will probably ignore your site. Google demands fresh content. Content is king. Add some fresh copy and some new features and some ?limited time only' special offers. It all helps.

Start a blog for your website, if you don't already have one. Chances are if your content is compelling it will assist with building your customer base.

A RETURN TO GOOD YIELDS?

A return to capital growth is now taking place as weekly rental rates start to level, according to figures from property research firm RP Data.

The company?s national research director Tim Lawless commented: "Rental rates across Australia have powered ahead over the last three years, providing the best gross rental yields investors have seen for a long time.

"We are now seeing growth rates for weekly rents start to level due to decreasing rental affordability which is causing many renters to consider buying a home instead of renting.

Lawless said gross rental yields are likely to peak over the coming months suggesting that now may be an ideal time for investors to become active.

Referring to housing stock, Lawless said units are continuing to outperform houses. During the first four months of 2009 the value of units increased by 3.3% while house values increased by 2.7%.

Strong performance of the unit market was attributed to several factors. These included the price gap between median house and unit values being over $90,000, making the value proposition of a unit very compelling - and the general proximity of units to cities and transport hubs, making them popular among Generation X and Y buyers.

Monthly Australian capital city home value changes
January (+0.1%)
February (+1%)
March (+0.6%)
April (+1%)

*NB April index results are indicative and may be subject to small revisions.

Google has just announced a slew of new search innovations, including ways to search by taking a photo,
and social media search results that stream on the page in real-time.

The live social media results will incorporate real-time updates from Twitter, Facebook, MySpace,
and other social media outlets in a ticker that appears on search results pages under the label "latest news." For example, if you search for "Tiger Woods," you will see news results for the golfer, followed by a continuous stream of tweets, blog posts, and articles moments after they are posted.

Internet advertising growing in leaps and bounds

Internet advertising is slated to tip $2 billion in 2009, the Interactive Advertising Bureau Australia (IAB) has estimated.

Based on data from a sample of over 1,000 website properties in Australia, IAB found that in 2008 internet advertising increased 27% to $1.7 billion, up $364 million on 2007 ($1.34 billion). But whether, or to what extent, the global financial crisis hinders growth estimates for 2009 remains to be seen.

The Search and Directories category remains the key growth area. Year on year this category grew by 30% to $807 million. In Q4 2008, the sector grew by 27% compared to the corresponding period in 2007, to $224 million. It also grew by 6% over the third quarter in 2008, which is the critical figure since the 'credit crunch' began to bite during this period.

Other key findings:

Display Advertising grew by 27% in 2008 to $465 million and by 24% year-on-year in the fourth quarter, to $130 million, 4% up on the third quarter of 2008 in terms of advertising spend.

Classifieds grew by 23% for the year, up to $439 million and by 10% year-on-year for the quarter, to $108 million. Compared to the third quarter, this sector showed a drop of 5% - the first ever and possible signs of the slowdown affecting online advertising.

Intrigued about Twitter?

If you think twittering is simply the sound a bird makes, today you're only partly correct.

In 2009, twittering involves providing people with updates about what you?re doing at any given time. Twitter enables people stay in touch through the exchange of quick, frequent answers to one simple question: What are you doing?

People write short updates, often called "tweets" of 140 characters or less. Messages are posted to a person?s profile or blog, sent to people who follow your tweet and are searchable on Twitter search. Using Twitter requires an internet connection or mobile phone.

Kevin Rudd's doing it. The ABC and Telstra are using Twitter to share information with customers, viewers and staff.

Explore this new communication concept at twitter.com.

Rats and mice a health hazard: Archicentre survey

Many homeowners are living with health hazards such as termites, rats and mice, which, when combined, create an unhealthy environment, costly repair bills and devalued property, according to an Archicentre survey.
The Archicentre survey of 500 homes in Victoria, New South Wales and Queensland, conducted during pre-purchase pest inspection reports, covering pests including borers, termites, rats, mice, cockroaches, ants, spiders, silverfish and wood rot, revealed many Australians don?t grasp the importance of conducting regular maintenance to combat pests.

Evidence of past and present activity by rats and mice was found in 46% of homes, spiders in 58%, cockroaches in 15%, possums 13% and silverfish in 5% of inspected homes.

Other findings included:

Termites, the most destructive pests which can cause severe damage and cost thousands to repair, were found in 12% of the 500 homes inspected.

Borers were found in 52% of homes and 69% of inspected homes had wood rot which results from poor ventilation and damp.

Termite damage: high costs
Archicentre's research indicates that the average cost of pest treatment in 2009 is approximately $2,500 and the average cost for repairing damage is around $4,500. However damage repair figures in particular can vary markedly, with some cases costing over $100,000 to rectify.

Going away this Easter?
Planning to make the most of your four day break? Been told to take some extra annual leave by your employer, due to the GFC?

If you're planning a holiday outside of Australia and keeping a close eye on your budget, finding where the Aussie dollar is performing healthily is a good place to start. Here are four international holiday hotspots where you could get a good deal for the Aussie dollar.

1. New Zealand
$1.27 (NZD) = 1 AUD
Whether you love skiing, want to explore where The Lord of The Rings was filmed, or you simply crave the art deco architecture of Napier, New Zealand could make an ideal getaway.

2. Malaysia
$2.38 (MYR) = 1 AUD

Exotic temples, a shopper's paradise, world-best diving sites, Malaysian cuisine and 130 million year old rainforests. Malaysia has something for everyone's tastes.

3. South Korea
983.06 (KRW) = 1 AUD

Be captivated by South Korea. Get a belly full of kimchi, accompanied by a shot of Soju. Or, try one of South Korea?s cultural hubs, Jeonju, where you can visit ancient Buddhist temples, museums and art.

Monitor the Aussie dollar:

A great Aussie getaway: Magnetic Island
"I think one of the hottest getaways right now is Magnetic Island. Just a half hour ferry ride from Townsville, this once sleepy island has a lot going for it: from unspoiled national parkland to lovely remote beaches. And it?s no longer just a backpacker haven; there are some nice luxury options, and a smattering of restaurants to keep gourmands amused!?

Why buy when you can rent?

Ever since watching The Bottom Line replaced dining out at four hat restaurants and maxxing out credit cards, renting the goods you need has become a much more popular and practical way to get the gear you need.
Why are more Australians choosing to rent, rather than buy?

Products get delivered. So, you're saved from the hassle of picking up goods yourself.
You get service support if something goes wrong.
You can enjoy flexible payment terms. Rent what you need for a day, a week, a month- whatever suits.
Make regular repayments. Rather than handing over one big lump sum, you can pay in regular amounts, putting less pressure on your cash flow.
Repair your credit history. If you have defaults with credit agencies, starting a rental contract could assist you with rebuilding your credit rating.
It's a way to start your credit history- for making bigger purchases, i.e. a home or a car.

Top tip
Monitor special promotional offers.
Radio Rentals, during March, is offering "no credit checks". How does it work? The company builds a credit application based on a customer's credit capacity ? complete with references, gauging a customer's financial capacity to afford payments on a product.
Rent your trades/services products through RentHire.com today. It's the easy and affordable way to get the goods you need.

Rental accommodation or Mortgage

Rental costs: through the roof or through the floor?

Whether you?re already a renter, or browsing for a bargain, figures from the Mortgage Choice/REIA MarketFacts report for the December quarter illustrate that there?s a mixed bag of blessings for people sitting on the property fence.

Median house prices are falling all over the country, but high demand for rental properties has seen median rents continuing to rise in most capital cities.

Reasons to rent
Renting can enable you to save for your deposit, giving you the breathing space you need while you watch and wait, especially if you?re not quite ready to commit to a mortgage. Renting also means you don?t need to shell out for costly maintenance, council rates, building insurance or other costs.

The fast facts on rents:

Adelaide continues to have the lowest rents for both three bedroom houses and two bedroom other dwellings (units and apartments)

In Perth and Hobart median rents keep jumping

Melbourne, Adelaide and Darwin experienced no change in median rents for three bedroom houses in the December quarter

In Darwin, median rents for two bedroom other dwellings (units and apartments) fell sharply in the December quarter (down 6.5%) to $360 per week

Darwin is where rent for three bedroom houses is the most expensive ($520 per week, up 15.6% over the year)

Sydney has the highest rent for other dwellings ($400 per week) followed by Canberra ($370 per week) and Darwin ($360 per week)

Vacancy rates
Sydney 1.4%
Melbourne 1.2%
Brisbane 1.8%
Adelaide 1.2%
Perth 2.4%
Hobart 1.9%
Darwin 1.8%
Canberra 2.3%
Starting a business - and knowing whether to start from scratch or to buy an established one presents a raft of questions and generally means a mountain of research!

	3.	Be on the lookout for successful franchisors and franchisees every day!
Read the major metropolitan newspapers and take note of successful brands or brands on the move.

	4.	Talk to people about their experiences with franchises.
Find out the good, the bad and the ugly. You?d be amazed at how many times in your life you have come into contact with a franchised business!

Google Gmail servers were down for a few hours. After reading some of the blog reports concerning what happened, Google was having issues and ended with a great catastrophe.
Google advised as follows:

  "
If you've tried to access your Gmail account today, you are probably aware by now that we?re having some problems. Shortly after 10 9:30am GMT our monitoring systems alerted us that Gmail consumer and businesses accounts worldwide could not get access to their email.

We're working very hard to solve the problem and we?re really sorry for the inconvenience. Those users in the US and UK who have enabled Gmail offline through Gmail Labs should be able to access their inbox, although they won?t be able to send or receive emails. "

It seems to me that people want to believe that Google is infallible. Though Google may be the king of search. their equipment is man made and their technicians are human.

Tough Time Ahead?

To rent or buy: that is the question
Considering renting or hiring items in the near future? RentHire.com has compiled these handy hints for those weighing up their options.
Why consider renting or hiring?

There's no need to shell out large wads of cash upfront.

Hiring a product or service on a regular repayment plan (weekly, fortnightly or perhaps monthly) can prove to be a more manageable solution for some Australians.

Renting is ideal for people that require items for only a specific period of time ? a day, a week, a month, for instance???????

If you?re renting a product it?s an ideal way to try before you buy. As newer products or services become available you can upgrade your rental or hire item to a more up to date product or service.

Renting offers the convenience of having products or services delivered to you, installed and removed for you, giving you greater peace of mind.

Renting or hiring an item can be used as a means to rebuild a poor credit history.

It can make better financial sense to rent: placing less strain on cash flow and possibly attracting a tax deduction opportunity.

Aspects to consider when renting or hiring

Always read the fine print before signing a rental or hire contract! Be aware of what is covered in your rental or hire agreement: technical faults? Installation costs? Never sign a contract you have not read and understood properly.

The onus is on the hirer or renter to do their research. Make sure you understand what you are agreeing to.

Know what the penalty will be for not meeting the terms and conditions of the contract: whether there are any early termination fees or charges you may need to pay if you default on repayments for any reason.

First homeowners enjoy a boost

Thinking of leaving the rental market and buying your first property? A range of financial incentives are now available to the first homebuyer.

On October 14, the Government announced the First Home Owners Boost, an initiative which enables first home buyers who purchase established homes to receive a boost of $7000 that doubles the grant to $14,000.

It's an even rosier picture for first homebuyers building or buying newly constructed homes: they will receive an extra $14,000, taking their grant to $21,000. This boost is available for contracts entered into before June 30 2009.

States and territories are making further announcements in their Budgets. For example, the NSW Government has recently confirmed an additional New Home Buyers Supplement of $3,000 for applicants building a new home or buying a newly constructed home. The $3,000 Supplement will be available for 12 months (11 November 2008 to 10 November 2009 inclusive), at which time it will be reviewed in the context of the property market.

If you are considering buying your first home and you want to find out what financial assistance you may be eligible for, contact the Office of State Revenue in your state or territory.

Recent interest rate cuts could see a reprieve for some of Australia's 1.9 million renters as property owners keep their rental fees on hold.

There is speculation that rents in some states may be stabilising however with demand for rental properties remaining high and vacancy rates as tight as ever, prices could rise again in the future.

Here is a snapshot of median weekly rents and vacancy rates from the Real Estate Institute of Australia/Mortgage Choice RealEstate MarketFacts Report for the June quarter 2008:

Social Networking sites are great but?.
Be safe in what you put on these sites. Think
About what you want people to know about you. Many people believe what they post is private, nothing on the Internet is absolutely private.

Sometimes just the posting of a mobile number to a friend can make it accessable to anyone. Just remember
if what you post is what you would tell a group of friends,
then its probably Ok but would you also tell the same
facts to a group of Strangers?

Olympics Beijing To London

Olympics 2012: A battle in Beijing, but leading in London?

Did you know...

Australia took home 79 medals at the Paralympic Games.

We competed in 15 sporting categories: athletics, cycling, judo, powerlifting, rowing, sailing, shooting, swimming, table tennis, wheelchair basketball (men's and women's), wheelchair rugby and wheelchair tennis.

Our paralympians won 23 gold, 29 silver and 27 bronze. [Read more]

Australia opened its swimming campaign in Beijing in style by collecting four medals from six events.

Sydney's Peter Leek broke the 100m butterfly record for his S8 class twice in the one day - in the heats and final - to give the Australian swim team its first medal.

On the final day of the Paralympics in the last event, wheelchair racer Kurt Fearnley secured gold in the wheelchair marathon, mirroring his feat four years earlier in Athens. He had only had 1.5 hours' sleep and won gold less than 12 hours after pushing on after a race crash one day earlier. Kurt beat Japan's Hiroki Sasahara from Japan and South Africa's Ernst van Dyk to win in 1:23:17, a personal best time.

Congratulations to all the medal winners. A summary of their wonderful effort is listed for you to appreciate and to show the glory of competition by these determined Australians.

Did you know that at the Olympic Games...

Australia won 46 medals including 14 gold, 15 silver and 17 bronze medals?

We broke two World Records and three Olympic Records.

Although Australia broke a handful of Olympic Records this year, they weren't enough to get us towards the top of the medal tally. With plenty of chatter in sporting circles about Australia's investment in its Olympic team, how well do you think the Aussies will perform when they head for London in 2012?

In the athletics category Steve Hooker took home an Olympic Record in the Men's Pole Vault Final). He became the first Australian to win a gold medal in the pole vault and the first Australian field event athlete to win Olympic Gold in 60 years.

We won Gold and a World Record in the Women's 4 x 100m Medley Final (Emily Seebohm, Leisel Jones, Jessicah Schipper, Libby Trickett).

We secured Olympic Records in the men's 1500m Free Qualification - Heat 5 (Grant Hackett) and in the Men's 1500m Free Qualification (Grant Hackett) but it wasn't quite enough to get us a Gold medal. The Men's 1500m Freestyle Final was won by Tunisia's Oussama Mellouli.

In the women's 4 x 200m Free Final (Stephanie Rice, Bronte Barratt, Kylie Palmer, Linda Mackenzie) the team took out a World Record and the Gold.

Paralympic Games Medal Table

Name

State

Medal Type

Sport

Sex

Event

Class

  Top tips for renters

Renting a property or planning to rent at some stage in the near future? These helpful guidelines from the Real Estate Institute of Australia can bring you peace of mind.

Keep notes and records of conversation

Signed a tenancy agreement? Consider keeping records of conversations that take place with the real estate agent to reduce the possibility of disputes or misunderstandings. It is advisable to follow up all conversations with a confirmation letter outlining your understanding of the situation.

  Routine inspections

It is generally a legal requirement for the real estate agent to regularly inspect the rental property to ensure that the property is being cared for properly. This will be specified in your rental agreement. Your co-operation with the real estate agent in arranging an appointment time for inspections will be appreciated.

  Repairs

Your right as a tenant is to live in a safe and habitable property and for your part you have a responsibility to look after the property. Your rental property should be maintained in good repair. It's important to report problems or concerns in writing to your real estate agent.

  Rent increases

Rental increases are a common occurrence when renting a property. For a rental increase to occur the real estate agent must do so in accordance with any legislative requirements and issue tenants with the appropriate notice in writing. You should also check your lease.

  Insurance cover

It is the tenant's responsibility to insure their own belongings and furniture. With the ever-increasing incidence of burglary and theft, contents insurance can provide you with peace of mind. The owner's insurance does not cover the tenant's belongings.

  Giving notice

Terminating a tenancy must be done in accordance with legislative requirements and the process set out in the tenancy agreement. When giving notice it is important to discuss the notice requirements with the real estate agent. Always submit your notice in writing.

  Communicate

Keep the lines of communication with the real estate agent open at all times. Honest, open communication is the best way to maintain a happy and professional ongoing relationship.

The new direction by mobile user is the email facility now available on a great number web based networks. How then to secure these emails as they arrive at your phone? Once the email is received by your phone it's possible for this information to be retrieved, say if you lost your phone or it's hacked. Then all your personal internet info is at risk. The best method to protect yourself from this happening is don't store any personal info on you phone and secondly make sure you use you pin properly. If you have a PDA then you may be able to set up encryption, which will be much harder to break than a pin.

Looking to rent a property? Here's part two of our top tips for renters, from the Real Estate Institute of Australia, which can bring you peace of mind.

  Condition reports
When you move into the property, the real estate agent is required to complete a condition report. This documents the condition of the property when you take possession. Ensure you take the time to accurately complete this report to minimise disputes at the end of the tenancy. To further reduce disputes at the conclusion of tenancy, take photos of the property.

  Pay rent on time
It is a condition on the tenancy agreement that rent must be paid on time and in accordance with the terms set out in the agreement. Paying your rent on time is your responsibility. It will also assist you at the end of the tenancy when you require a reference. .

Keep notes and records of conversation
Once you have entered into a tenancy agreement you should consider keeping notes and records of conversations that take place with the real estate agent to reduce the possibility of disputes or misunderstandings. It is advisable to follow up all conversations with a confirmation letter outlining your understanding of the situation. .

  Routine inspections
It is generally a legal requirement for the real estate agent to regularly inspect the rental property to ensure that the property is being cared for properly. This will be specified in your rental agreement. Your co-operation with the real estate agent in arranging an appointment time for inspections will be appreciated. .

  Repairs
Your right as a tenant is to live in a safe and habitable property and for your part, you have a responsibility to look after the property. Your rental property should be maintained in good repair. It's important to report problems or concerns in writing to your real estate agent. .

  Rent increases
Rental increases are a common occurrence when renting a property. For a rental increase to occur the real estate agent must do so in accordance with any legislative requirements and issue tenants with the appropriate notice in writing. You should also check your lease. .

  Insurance cover
It is the tenant's responsibility to insure their own belongings and furniture. With the ever-increasing incidence of burglary and theft, contents insurance can provide you with peace of mind. The owner's insurance does not cover the tenant's belongings.

Renting now or in the future?

These tips from the Real Estate Institute of Australia can bring you peace of mind.

Impressions count.

There is no second chance for a first impression. Be well presented and prepared. Prior to inspections, take the time to obtain references from your previous real estate agent and employer. This could include a printout of your tenant ledger, copies of inspection reports, bond refund documents or wage slips. To get the competitive edge provide evidence that you can afford the rent and properly maintain the property.

Money matters

When choosing your new home you may be required to pay a deposit or reservation fee to secure the property. In some circumstances, if you change your mind you may forfeit this deposit. Therefore, it is important that you understand the arrangement that you have with the individual real estate agency as to how the deposit may be handled.

Understanding your tenancy agreement

It is important to understand that when signing a tenancy agreement you are entering into a legally binding agreement. Carefully read and understand all conditions of the agreement before you sign.
